Most contractors will take the call and let you find out sixty days later. We would rather you know now.
This page explains our minimum project investment, the types of projects we take on, where we work, and how our process begins, so you can determine whether Acorn Built Homes is the right fit before you invest your time.
A reasonable investment determined by the scope and complexity of your project, credited in full toward construction when you build with us.
A price given before the property, project scope, site conditions and approval requirements are understood is an estimate built on assumptions, not a reliable project investment.
We publish that number because withholding it wastes your time and ours. For the larger, fully managed residential projects we typically take on, $200,000 is the point at which our model begins to make sense for the homeowner. Certain specialty structures may be evaluated separately based on scope, site conditions, design requirements and the level of project management involved.
Major Acorn projects involve pre-construction feasibility review, architectural design, civil and structural engineering, interior design, permitting fees, project management and construction under one coordinated process. Our process is designed for substantial additions, large renovations, ADUs, custom homes, and other significant residential projects where comprehensive planning and project management matter.
Pre-construction, zoning, permitting, architecture, interior design, civil and structural engineering, utilities and construction.
One team. One process. Total accountability.
We establish what is buildable, what can be approved by right, and the investment range the project is likely to require before you commit to full design and construction.
We develop an investment range based on the actual variables of your property and project, including architecture, structural engineering, grading, storm water, interior design, utilities, setbacks, coverage and other site conditions.
We focus on larger-scale residential projects where a fully managed, end-to-end approach creates the most value.
Typical investment ranges reflect the scope of projects we take on and include pre-construction planning, design, engineering, interior design, utilities and permit management, not construction alone. Your property, township and project requirements determine where your investment falls within the range.
Second stories, primary suite additions, in-law and multigenerational wings.
Full-house renovations and comprehensive floor re-configurations, including projects involving structural changes.
New residential construction on your lot, designed around the property and your goals, not selected from a plan catalog.
Attached and detached fully finished living spaces for aging parents, adult children, guests or other household needs, designed around what your property and township permit.
Conditioned pool houses, cabanas and covered structures where site conditions, impervious coverage and storm water requirements often influence the design.
Purpose-built detached studios designed around the acoustic, lighting, mechanical and functional requirements of the space.
Detached garages, workshops and other structures designed around setback, coverage and site requirements.
Starting investments are planning guidelines, not project quotes. Actual investment depends on property conditions, size, design, finishes, utilities, engineering, permitting and site requirements.
Our service area is deliberately tight. Zoning, coverage
limits and stormwater requirements change at every
municipal line, and fluency in a township is earned by
working in it every week — not by driving further for the
job.

Three conversations, then one paid engagement. Nothing is designed, priced or built until we know what your property will actually allow.
Mario takes these himself. We review your property with our planning tools and establish whether the project and the investment level line up.
No Cost
Twenty to thirty structured minutes: what you want to accomplish and why, the township context, timeline, and who is making the decision.
No Cost
We walk the property with everyone who has a say, and identify what has to be analyzed — grading, stormwater, utilities, setbacks, coverage.
No Cost
The full team engages. You walk away knowing what is buildable, what is approvable by right, and a firm investment range — with layouts you helped shape.
A paid phase — with a reasonable investment dependent on the project.
Tell us about your property, your budget range and your timeline. If it is a fit, vou will be on Mario’s calendar. If it is not, we will tell you that too, and point you somewhere else.
